Built on the ancient walls of the medieval town of Veprinac, this 500-year-old home was lovingly restored by the owner and local craftsmen using only natural materials.
Every corner tells a story. Every detail holds emotion.
The house features 4 bedrooms with private bathrooms and AC, a spacious living room with a fireplace and piano, a modern indoor kitchen, and a summer kitchen with a BBQ. Enjoy a private wellness corner with a sauna, a 14-meter pool with views of the sea and Učka mountain, and a 1600 m² Mediterranean garden full of lavender, myrtle and local herbs.
In front of the house stands a private stone amphitheater, home to the statue of great-aunt Anica – a milkmaid who once carried milk to Opatija on foot – sculpted from a centuries-old cedar that once grew on the property.
You’ll also find a traditional bocce court, perfect for slow Mediterranean afternoons.
Part of the home is dedicated to a small family museum, preserving the local and personal history of Veprinac and its people.

Part of the house is dedicated to a small private museum honoring the owner’s family – musicians, writers, and generations of Veprinac locals – as well as the broader history of this ancient hilltop town.
The house is nestled between the churches of St. Mary and St. Anne, where Glagolitic inscriptions were found.
On the Church of St. Anne, the year 1442 is engraved, along with the ancient Veprinac Law, one of the oldest known legal texts in the region.
